Are condos and co-ops included in the NAR's home sales datasets? (Existing single-family home median prices; months of supply.) No.

Answer

No.  Condos and co-ops (often lumped together as "condos") are not included in the existing single-family home median price by metro area (concept code XHX1MEDQ) published by the National Association of Realtors.  Instead, they have a separate quarterly concept (XHCMEDQ).

Similarly, the "months supply" dataset (XHX1SUPQ) includes only existing single-family homes.  There are no corresponding series for condos or new homes.

All three are available at a quarterly frequency for selected (not all) metro areas.
