Data Change: Japan - JREI Urban Land Price Index - Rebased to 2010
Sunday, 16 Sep 2018 23:25 ET
By Annie Kao
Summary
August 2018 -- For the Urban Land Price Index (ULPI) for Japan produced by private research group JREI, the source has advanced the base period from March 2000 to March 2010 (15 semiannual series 1985 to 2017, replaced from 1985).
Detail

In response, we have:

  1. Archived the predecessors (1985S1 to 2017S2) by renaming with an "_00" specifier, marking the metadata as "discontinued", and segregating in the catalog.
  2. Created one-for-one replacements.
  3. Refurbished metadata on both predecessor and replacement subsets.

Dataset properties

  • Property types: Commercial, residential, industrial, highest-priced unit
  • Measurement: Fixed-base value index relative to 31 March 2010 (Index 31mar2010=100)
  • Adjustment: Not seasonally adjusted (NSA)
  • Geo coverage: Country, six largest city areas, country excluding six largest areas
  • Native subfrequency: Semiannual ending September
  • Start date: 1985S1 (unchanged)

The series reside in the historical catalog (Japan » Real Estate » Urban land price index) and include, for example:

  • CRILNUCOM_00US.IJPN = [DISCONTINUED] Urban Land Price Index: Commercial, (Index 31mar2000=100, NSA)
  • HPILNURES_00US.IJPN = [DISCONTINUED] Residential, (Index 31mar2000=100, NSA)
  • CRILNUCOMUS.IJPN    = Commercial, (Index 31mar2010=100, NSA)
  • HPILNURESUS.IJPN    = Residential, (Index 31mar2010=100, NSA)

Because catalog locations are subject to change, the upper-right search box on DataBuffet.com provides a "find in catalog" mode that accepts a mnemonic.

Please be aware that

This survey assesses the areal value (price per square meter) of sites within urban areas, classified by use as commercial, residential or industrial. It does not measure buildings or sales transactions.

The scope of the survey is 198 cities, and the "six large cities" are Tokyo, Yokohama, Nagoya, Kyoto, Osaka and Kobe. All series in our extract use the geo code IJPN; we express the geo-composite in the concept code.

The source is explicit that the base period is the end of March.

These data are reported twice per year, in March and September. Hence, we have used a subfrequency of semiannual(September) rather than the default semiannual(December). In basket output, the date headers will be March 31 and September 30 of each year.
