October 2018 -- For detailed residential sales data (transactions and price by structure) for Belgium and its subnational areas, the source has modified their calculation methodology and reported categories (1,430 monthly series 1973 to 2018, replaced by 900 from 2010).

The calculation method of these property prices has been modified and geared to the modernisation of the basic data source from the FPS Finances (the "Land Register"). The main methodological changes are:

A more accurate division of the type of property based on the purpose stated in the deed of sale and the number of outside walls. A stricter distinction is therefore possible between houses and apartments, and between detached, semi-detached and attached houses.

The use of the median price as reference price instead of the average price. The median price is the price at which 50 % of houses sold are cheaper and 50 % are more expensive. This gives a more robust result that is also more comparable over time. Indeed, median prices are less affected by extreme sales price.

The sale of a new construction is no longer taken into account in the calculation, because all the necessary qualitative data are not systematically available.

In response, we have:

  1. Archived the predecessors (1973 to 2018) by marking the metadata as "discontinued", and by segregating in the catalog.
  2. Created the replacements, which start as early as 2010Q1.

Changes in data dimensions:

  • Structure:
    • Before: 3 - Private houses; villas, bungalows and country houses; apartments, flats and studios
    • After: 4 - Houses with 2 or more facades, 2 or 3 facades, 4 or more facades, apartments
  • Selling price statistical distribution:
    • Before: 6 - Average; percentiles 10, 25, 50 (median), 75, 90
    • After: 3 - Percentiles 25, 50 (median), 75

Active dataset properties:

  • Measurement: Unitary count (#) or euros (EUR)
  • Adjustment: Not seasonally adjusted (NSA)
  • Geo coverage: Country, all three NUTS 1 areas, all 11 NUTS 2 areas, all 44 NUTS 3 areas
  • Native frequency: Quarterly
  • Start date: As early as 2010Q1

The series reside in the historical catalog (Belgium » Real Estate » Residential » Sales, value, area, price) and include, for example:

  • HPLM4GP25UQ.IBEL_HA  = Houses with 4 or more facades [open type] - First quartile price, (EUR, NSA) - for NUTS 2 Hainaut
  • HPQSLSM4GUQ.IBEL_HAS = Houses with 4 or more facades [open type] - Transactions, (#, NSA) - for NUTS 3 Hasselt
