Data Change: France - New home sales - Redefined

Summary
July 2017 -- Concurrent with dissemination of 2017Q1 values for detailed new home sales for France, the source has modified the survey methodology (11 quarterly series 1996-2016, replaced by 11 from 1995). We have also synchronized our SA supplements.
Detail

The source has updated the new housing market survey from "ECLN" to "ECLN2" with three principal changes:

  • Extended scope: Now includes renovations, bulk sales, and new construction.
  • Detail: Information is collected for each type of dwelling.
  • Data collection: Responses are sent directly to the survey via a file by three different promoters.

In response, we have archived the predecessors (ECLN, 1996Q1 to 2016Q4) by renaming with an "_16" specifier, marking their description metadata as "discontinued," and by segregating in the catalog. The replacements (ECLN2) start at 1995Q1. Figures are unitary counts (#), euros (EUR), or euros per square meter (EUR per m²), not seasonally adjusted (NSA).

Series reside in the historical catalog (France » Residential » Sales of new homes) and include, for example:

  • HSQNHOUMKTUQ.IFRA    = [DISCONTINUED] Real estate: Residential - New houses put on the market, (#, NSA)
  • HSQMKTNHOUUQ.IFRA    = For sale during period - New single-family houses, (#, NSA)
  • HSLNAPTPRC_16UQ.IFRA = [DISCONTINUED] Sales price - Apartments, (EUR per m², NSA)
  • HSLNAPTUQ.IFRA       = Sales price - Apartments, (EUR per m², NSA)

About the dataset:

  • Sales prices of houses are per lot (i.e., sales lot, not physical plot of land), and for apartments are per square meter (i.e., areal pricing).

About our extract:

  • We have standardized the mnemonics of the replacements.
  • For analytic convenience, Moody's Analytics produces seasonally adjusted (SA) counterparts to four of the 11 indicators. These carry a secondary source citation of "Moody's Analytics Adjusted."

Background and glossary:

  • Central government ministries in France are frequently reorganized or renamed. The source of this dataset has changed several times since we first acquired it (see related article).
  • commercialisation de logements neufs = marketing of new dwellings
  • logts = abbreviation for logements
  • maisons individuelles = individual houses
  • appartements = apartments
  • encours de logements proposés à la vente à la fin du trimestre = outstanding dwellings offered for sale at the end of the quarter
  • logements mis en vente au cours du trimestre = dwellings put on sale during the quarter
  • logements réservés = dwellings reserved [a contrat de réservation is a deposit paid an option to buy the house once completed]
  • prix de vente moyen en euros = average selling price in euros
  • prix de vente en euros par lot = selling price in euros per lot [as contrasted to the areal price that characterizes apartments]
