Release Information

House price index based on real estate taxes, with detail for family houses, multi-dwelling buildings, and municipal size-classes. Quarterly from 2004; subnational detail for the general index.

Input data are from the database of the Ministry of Finance, which establishes the tax authorities based on tax returns for real estate transfer tax. It is therefore a real, actually paid (declared) prices.

  1. The general index is weighted average of the basic indexes for apartments (AP), family houses (RD), multidwelling buidlings (DO), lots (SP) and garages (GA) (SP and GA were included in 2009 but not in 2011).
  2. Family house can have the most three apartments, two levels one basement and one attic.
  3. If the house has more, then it is multidwelling building.
  4. House prices broken down by municipal size class include all of Czech Republic outside of the capital city of Prague and the East and West districts of Prague. In Moody's Analytics concept codes the breakdown is:
    • Z1 = Under 2,000 inhabitants
    • Z2 = 2,000 to 49,999 inhabitants
    • Z3 = 10,000 to 49,999 inhabitants
    • Z4 = 50,000 inhabitants or more
